About this Visa

The UAE Golden Visa is a long-term residency visa for people who buy property in the UAE. It lets you live and work in the UAE for years without needing a local sponsor or employer. You get residency for yourself and can bring your family. This visa is different because you own the asset (your property) instead of relying on a job or employer. Once approved, you can stay, work, start a business, or invest in other areas. You get tax-free income and many special benefits. This visa does NOT lead to UAE citizenship. You can renew it forever, but you stay a foreign resident.

Eligibility & Requirements

Eligibility Criteria

  • Must be 18 years or older (no age limit)
  • No criminal record
  • Must be in good health
  • Must have clean financial record (no unpaid debts in UAE)
  • Passport valid for at least 6 months
  • Must legally own or be buying property worth AED 2 million minimum
  • Must keep the property for at least 2 years after getting the visa

Financial Requirement

Must buy property worth at least AED 2 million (about $545,000). You can use a mortgage - there's no minimum down payment requirement as of 2025.
