About this Visa

The UAE Property Owner Residence Visa comprises multiple categories for real estate investors: 2-Year Investor Visa (AED 750,000+ investment), 5-Year Investor Visa (AED 1,000,000+ investment), 5-Year Golden Visa (AED 2,000,000+), and 10-Year Golden Visa (AED 2,000,000+). All visa types are currently active as of December 2025 and accept applications. Property must be freehold ownership only in designated freehold zones. Off-plan properties from approved developers are eligible as of January 2024. Mortgaged properties are permitted if equity is retained (up to 50% financing allowed). Property must be held for minimum 3 years to maintain visa validity. Critical recent policy changes (2024-2025): Minimum down payment requirement eliminated; off-plan properties now eligible; mortgage financing permitted from contract signing. Bangladeshi nationals are NOT banned from investor visas and rank among top 10 golden visa recipients. Special pilot program available for Bangladeshis: AED 100,000 flat fee for 10-year visa without property requirement (launched July 2025).

  • Investors over 60 require additional government permission
