About this Visa
Colombia offers an investor visa for foreigners who buy real estate. You buy a property in Colombia and the government gives you a visa to live there. The property must be worth at least 350 times Colombia's minimum wage (around USD 110,000–120,000, but the exact amount changes yearly). This is a path to living in Colombia long-term and eventually getting permanent residency. The visa lets you live in Colombia and manage your property investment. You can rent it out for income. Financial Requirement
Own property in Colombia worth at least 350 times the Colombian monthly minimum wage (SMMLV). Amount changes yearly; roughly USD 110,000–120,000 in 2024-2025. Property must be in your name only. Must also show 3 months of bank statements proving financial solvency.
